The Newmarket Community Development Corporation (NCDC) invites qualified developers to submit proposals for the purchase and redevelopment of its Newmarket Mills/ Main Street properties located in Newmarket, New Hampshire The Request for Proposal (RFP) is a guide for prospective developers and is available by a link under the RFP tab at the top of this page.

The property includes two parcels of approximately 2.37 and 0.04 acres respectively (for a total combined area of 2.41 acres) located between Main Street/Route 108 and the Lamprey River. These parcels are occupied by large granite mills, which include a total of approximately 180,000 square feet of interior space. Dating back to the early 1800s, these magnificent masonry structures are arranged in two groups of attached buildings, ranging in height from four to six stories. One group is aligned with the western banks of the Lamprey River, the other one with Main Street. The space in between forms an exterior courtyard that was once used for mill operations and today provides vehicular access. Two additional parcels, smaller and located across Main Street form the Mills are also offered for sale and redevelopment in conjunction with the property. However, purchase of these two additional parcels is not a requisite for a successful proposal.

These properties subject to development proposals represent approximately one-half of the property that used to be known as the Essex Mills, a historic textile mill complex that once expanded over both banks of the river. The other half, located on the opposite bank of the Lamprey River was sold to a developer in 2001 and successfully converted into market rate condominiums (Bryant Rock development). Altogether, the mill buildings constitute an extraordinary example of historic New England industrial architecture located on a spectacular setting at the head of the Lamprey River, and at the core of downtown Newmarket. The Newmarket Mills represent a unique opportunity for mixed-use development that will take advantage of the site’s picturesque location and exceptional setting to create new opportunities for living, shopping, working and recreating in downtown Newmarket. Furthermore, the redevelopment of the mills will represent the culmination of a long-time downtown revitalization effort.
